| Introduction and Inspection Scope As a NACHI Certified Home Inspector, I am trained & professional to examine your potential new or current home and identify any problems it might have. Immediately following the inspection, I give you a briefly describing any key findings. The housing inspection report will be delivered to you electronically within 24 hours of the inspection. The detailed inspection report not only consists of concerns for the home, but also is full of useful information and references to be used for years to come. The home inspection is strictly based on observation of the visible and apparent condition of the structure and its components on the date of the inspection and not the determination of future conditions. A home inspection will not reveal every problem that exists or ever could exist, but only those material defects observed on the day of the inspection. | Inspection Scope: |  | | | | Exterior I will start with a walk around the exterior to ensure that your potential new or current home is level. To confirm the home's integrity, accessible load bearing members and other major structural components found in basements and crawlspaces will be inspected, including the visible foundation, floor slabs and floor framing, to determine their condition. I'll look for cracks in the foundation and other signs of structural distress. All readily accessible siding, gutters, doors, windows, patios, porches, decks, driveways, walkways, and stairways will be inspected for condition. |  | | | | Roof The roof inspection will includie the roof covering and visible flashing, as well as any skylights, chimneys, gutters, and downspouts, to determine condition. While inspecting the roof, I look for areas vulnerable to water incursion and check those areas carefully during the interior home inspection with a ladder or using a binoculars. Interior Elements The inspection of the interior will include an assessment of the condition of accessible attic areas, stairways, and all visible walls, ceilings, and floors throughout the house. |  | | | | Central Heating System The home's heating system(s), including the heating unit and associated fuel-supply and venting components, as well as visible portions of the distribution system, will be inspected to determine condition and operability. Central Cooling System The home's central air conditioning system(s), including visible components of the distributuion system and built-in wall units, will be inspected to determine condition and function. |  | | | | Interior Plumbing System All visible components of the water supply, distribution, and waste systems will be inspected for condition and functional flow. The hot-water heating equipment, venting, and fue-supply systems will also be inspected. Interior Electrical System The accessible components of the electrical system, including the service panels and exposed wiring will be inspected. A representative number of fixtures, switches, and receptacles will also be inspected for function. |  | | | | Built-In Kitchen Appliances Major built-in kitchen appliances (including ovens, ranges, cooktops, and dishwashers) will be inspected for condition and operation. |
| Inspection Report |  | | | | After inspecting, the housing inspection report will be delivered to you electronically within 24 hours of the inspection. which will describe and identify in written format the inspected systems, structures, and components of the home and identify material defects observed. Inspection report may also contain recommendations regarding conditions reported or recommendations for correction, monitoring or further evaluation by professionals. |
